Solid Hardwood Installation
Oak, maple and other species nailed down over a plywood subfloor above grade. Acclimated in the house before install so it does not gap or cup after the first heating season.
Engineered Hardwood
Real wood over a plywood core, more stable over concrete, in basements and in rooms with wide swings in humidity. Glued, floated or nailed depending on the subfloor.
Sanding and Refinishing
Existing oak sanded flat, stained if you want a colour change and finished with a durable polyurethane. Usually the better value when the boards are sound, and it keeps the original floor.
Board Replacement and Repair
Cupped, stained or rotted boards from a leak, pet damage or an old wall removal cut out and replaced with matching stock, then blended into the finish.
Stair Treads and Risers
Worn treads refinished or replaced, risers painted, nosing matched to the floor above. Stairs take more wear than any room in the house.
Prep, Acclimation and Moisture
Subfloor flattened and fastened, moisture in both the subfloor and the wood checked, and the material allowed to settle in the room before the first board goes down.

Cupping and Crowning
Boards that curl up at the edges got wet from below: a slab, a crawlspace or a leak. The source has to be fixed and the floor dried before sanding, or the floor moves again after the refinish.
Gaps Every Winter
Some seasonal gapping is normal in solid wood. Wide gaps mean the wood was installed too wet or the house runs very dry. Humidity control fixes most of it; replacement is the answer only for badly shrunk floors.
A Finish Worn Through to Bare Wood
Traffic lanes and kitchens wear the finish off first. Caught early, a screen and recoat restores it. Left too long, the wood itself wears and the floor needs a full sand.
