Flooring in Washington, DC: What We See
The District's housing stock is dominated by rowhouses built between the 1880s and the 1930s, in Petworth, Columbia Heights, Capitol Hill, Brookland, Trinidad and Deanwood. Most have original heart pine or oak floors over a plank subfloor, and those subfloors are rarely flat. A refinish saves the original floor where the boards are sound. Where they are not, new flooring needs real levelling work first, and we price that in writing rather than discovering it on install day.
English basement units are a large part of the rental market in DC, and they are below grade with old masonry foundations. Moisture through the slab and the walls is the normal condition, not the exception. Laminate and solid wood fail there. LVP over a tested slab, or tile, is what lasts, and we test before we recommend.
Condo buildings in Navy Yard, NoMa, the Wharf and along 14th Street usually require a sound-rated underlayment under hard flooring and restrict work to weekday hours. Office and retail space downtown is installed at night. We build the building rules into the schedule and the proposal.
Replacing flooring like for like does not normally need a permit from the DC Department of Buildings. Structural repair to joists or a subfloor does, and work in a historic district can need review when it touches the building fabric. We tell you which applies before the work starts.
