APAS Anytime Plan: $195 per month
Ongoing maintenance for up to 5 rental units: priority scheduling, 2 hours of repair labor every month and a quarterly preventive walkthrough. $30 per month for each unit beyond 5.

Before you call a contractor
Will they show up when they said?
You get a text with the visit date, time and address. We answer every day, 7:00 AM to 7:00 PM, and after-hours requests get answered when we open.
Will they go quiet halfway through?
After the walkthrough, the written estimate comes within 24 to 48 hours. The same number reaches us from the first call to the last day.
Will the price grow once the walls are open?
No. You get a written price before work starts. Hidden problems, like a soft subfloor under old carpet, are priced on the walk, and any change behind a wall is yours to approve first. See what drives the cost of a rebuild.
Will they leave dust and debris everywhere?
Removal and disposal are in the written scope. On flooring jobs we clean the room and walk it with you at the end.
What a year around DC does to a property
In winter, Nor'easters peak in December and January and water and freezing drive about 22 percent of home insurance claims. That is insurance reconstruction season.
In spring, DC listings peak in March and wind and hail pick up through June. Floors and units get finished before the listing photos, and storm repairs come in.
Over summer and fall, August is the peak month for moves, so rental turnovers stack up at month end. Hurricane season peaks around September 10, and fall is when spring work gets planned. See the DC property year, month by month.
