ARLINGTON
Home Repair & Contractor Services
Water came through from the unit above, or the suite in Rosslyn has a new tenant. Most of our Arlington work happens in condos and offices, inside building rules for access, hours and flooring.
Arlington Is Apartments First and Houses Second
Most Arlington homes are apartments and condos. They sit in towers along the Metro and in low brick garden apartments built in the 1930s and 1940s.
Work in those buildings follows the building's rules as much as yours. You want a contractor who expects that.
The local concept
Garden Apartment Stock
Garden apartment stock means the two and three story brick apartment groups set around lawns, like Fairlington, Buckingham and Colonial Village. Many are now condos.
They have plaster walls, shared plumbing stacks and old floors. A leak in one unit reaches the one below, and a turnover means working around the original materials instead of tearing them out.
What brings our crews to Arlington
Water from the unit above
In a condo, the master policy and your own unit policy usually split the repair. Every room gets measured and photographed so both adjusters have what they need, then the rebuild starts. The same goes for ceiling repair in Arlington after a leak from above, smoke damage restoration in Arlington, VA after a fire next door, and full house restoration when a loss reaches every room.
Insurance Reconstruction →Units along Columbia Pike
Rental condos and garden apartments along Columbia Pike change tenants all year. Patching, paint, floors and fixtures get done inside the building's allowed hours.
Rental Turnovers →Suites in Rosslyn and Crystal City
Office space in Rosslyn, Ballston and National Landing is re-let suite by suite. We frame and finish the new layout and work through building management for access and deliveries. That is commercial renovation in Arlington, VA, suite by suite.
Commercial Contracting →Condo floors with rules
Many Arlington condo associations set rules for flooring and underlayment. We check your building's rule before ordering, then install plank, carpet or tile to it.
Flooring →Full house restoration in Arlington
Full house restoration is the rebuild after a loss reaches most of the house: a pipe that ran for days while you were away, or a kitchen fire that sent smoke through every room. The drying, smoke cleaning and board-up come first. Then we take the house back to finished rooms, from the framing and insulation to the drywall, floors, cabinets, trim and paint.
In Arlington that usually means one of the brick Colonials and Cape Cods in neighborhoods like Lyon Village, Cherrydale, Westover and Arlington Forest, built from the 1920s to the 1950s. Most still have plaster walls, and many have wiring and plumbing that has been changed in pieces over the years. When a loss opens the walls, we photograph what is behind them before anything new goes in, so your adjuster can tell the old conditions from the damage.
Electrical, plumbing and HVAC work has to pass Arlington County inspection before the walls close, and we schedule the trades around those inspections. Rebuilding opened walls to today's code can cost more than putting back what was there. Ask your adjuster whether your policy carries ordinance or law coverage, which is the part that pays for those upgrades.
A garden apartment condo is the same job inside one unit. The association's master policy and your own unit policy split the work, and we measure and photograph each room so both adjusters review the same scope.

Up US 1 to Arlington
Arlington is about 16 miles north of the shop as the crow flies.
We head up MD 210 and cross the Woodrow Wilson Bridge on I-495. From there US 1 carries us through Alexandria to Crystal City and Pentagon City, and I-395 takes us up to Shirlington, Columbia Pike and the Clarendon and Ballston end of the county.
Arlington Questions
My condo flooded from the unit above. Who pays?+
That depends on your association's documents and both insurance policies. Our documentation lets the adjusters sort out who covers what, and we rebuild your unit.
Can you work inside building management rules?+
Yes. Elevator bookings, certificates of insurance and set work hours are routine for us in Arlington buildings.
Who issues permits in Arlington?+
Arlington County, through its Department of Community Planning, Housing and Development. There is no separate city permit office inside the county.
Do you work in Fairlington and Buckingham?+
Yes. Garden apartment communities like those are a big share of our Arlington work.
How much does a kitchen remodel cost in Arlington compared to Washington DC?+
No neutral source we found publishes an Arlington figure. Fixr's Washington, DC average is $35,775 and Angi's national average is $26,988. In Arlington the bigger difference is usually the building: a condo kitchen brings association approval, elevator booking and set work hours. Our Northern Virginia kitchen cost guide lists the sources.
Do you do full house restoration in Arlington?+
Yes, as the rebuild after water, fire or storm damage. Once the house is dried, cleaned and closed to the weather, we rebuild every room the loss reached on one written scope, with Arlington County permits and inspections. We don't take emergency calls. We answer 7 AM to 7 PM every day.
Do general contractors in Washington DC work in Arlington too?+
Many do, and we do. We work within 30 miles of the Capitol, which takes in all of Arlington. Permits there go through Arlington County, not the District.
