Flooring in Silver Spring: What We See
Much of Silver Spring was built between the 1930s and the 1960s: brick colonials, Cape Cods and ramblers in Woodside, Four Corners, Indian Spring and Northwood. Most of those houses have original oak strip flooring on the main level, often under carpet that went down decades ago. Pulling the carpet and refinishing the oak is frequently the better job than replacing it, and we say so when it is.
Basements in these houses are slab-on-grade and many take on moisture through the slab, especially in the older sections near Sligo Creek and Long Branch. That rules out laminate and solid hardwood below grade. LVP over a tested slab, with the vapor barrier the readings call for, is the floor that holds up there.
Downtown Silver Spring and the Georgia Avenue corridor are dense with condos and apartment buildings. Condo associations often require an acoustic underlayment with a stated sound rating and limit work hours, and we build both into the schedule and the written price. Rental units in the same buildings get turned on a deadline, and flooring is usually the longest item on the list.
Flooring replacement on its own does not normally need a permit in Montgomery County. Where a flooring job uncovers a structural repair, a subfloor that has to come out or a joist that needs sistering, Montgomery County Department of Permitting Services is the office that reviews it, and we tell you before that work starts.
