Commercial Flooring Installation Across MD, DC and Northern Virginia
Flooring for spaces that have to open on a date and stay open: offices, retail, restaurants, medical suites, corridors and amenity rooms. We install LVT, carpet tile, VCT, sheet vinyl and rubber as part of a build-out or as a standalone replacement, scheduled around your tenants and your hours.
Commercial Flooring We Install
Specified to the drawings when there are drawings, and recommended for the use when there are not. Flooring is one of the last trades in a build-out, so it is scheduled to protect the opening date.
- Luxury vinyl tile and plank (LVT/LVP) for offices and retail
- Carpet tile and broadloom
- VCT and sheet vinyl for back-of-house and medical
- Rubber flooring and stair treads
- Floor prep, moisture mitigation and demolition
- Transitions, cove base and ADA details
Offices and Tenant Improvements
LVT in open areas and corridors, carpet tile in offices and conference rooms, installed as the finish stage of the build-out so the space hands over complete.
Retail and Restaurants
Glue-down LVT and sheet vinyl that take rolling loads, spills and nightly cleaning. Back-of-house and kitchen floors specified for grease and water, front-of-house for the look.
Medical and Dental Suites
Sheet vinyl with heat-welded seams and integral cove base where infection control requires it, and resilient flooring in exam rooms and waiting areas.
Multifamily Common Areas
Lobbies, corridors, amenity rooms and laundry rooms, phased so residents keep access. Carpet tile and LVT that can be repaired a square at a time.
Prep, Moisture and Demolition
Old flooring and adhesive removed, slab tested for moisture and treated where readings require it, patched and levelled to the manufacturer tolerance before anything goes down.
Cove Base, Transitions and ADA
Rubber or vinyl cove base, transitions that meet accessible height limits, and stair treads with contrasting nosing where the code calls for it.
Why Property Managers and GCs Use Us for Commercial Floors
Commercial flooring is a schedule problem as much as an installation problem. The space has to be ready, the building has to keep running and the floor has to be right the first time.
After-Hours and Phased Work
Night and weekend installation where the building or the neighbouring tenants require it, and corridor work phased so a floor is never fully closed.
Part of the Build-Out or On Its Own
We run flooring inside our own commercial build-outs and as a standalone scope for owners and GCs. Either way, one project manager owns the schedule.
Bonded & Insured, COI Ready
Bonded and insured in MD, DC and VA, with a certificate of insurance and W-9 ready for your property manager or general contractor. Maryland Home Improvement Contractor License No. 420226000078.
Written Proposal With Exclusions
Material, prep, moisture mitigation, demolition, installation and base, with the inclusions and exclusions stated so there is no argument on the last day.
Commercial Flooring Problems We Prevent
What goes wrong on commercial floors, and what we do about it before install.
Adhesive Failure on a Wet Slab
Moisture coming through concrete lifts LVT and carpet tile within months. Slabs get tested before the material is ordered, and mitigation is in the proposal when the readings require it.
A Floor That Holds Up the Opening
Flooring is one of the last trades in, so every delay before it lands on the floor crew. We confirm the sequence with the GC and bring the crew size the schedule needs.
A Spec That Does Not Match the Use
Residential-grade plank in a retail entry or carpet in a wet area fails fast. We flag a spec that will not survive the room before it is installed, and recommend what will.
