Can you work around our business hours?
Yes. Occupied commercial work is normally phased, with the noisy and disruptive scopes run after hours or at weekends and the quiet work carried on during the day. It costs more per hour and it usually saves more than it costs, because the alternative is closing.
What after-hours work changes
Noise, dust and access stop being constraints, so demolition, coring, overhead work and anything involving the ceiling get done without anyone underneath.
It also changes the daily rhythm. The space has to be returned to a usable state before opening, every night, which means containment goes up and comes down each shift and the clean is part of the schedule rather than an afterthought.
What it costs
Premium hours cost more, and setting up and breaking down containment daily adds labour. Against that, the business keeps trading and staff keep working, which is usually the larger number by some distance.
For a retail or restaurant tenant with a fixed opening date, phasing is often the only way the date survives at all.
What we need from you
The hours we can work, the access and alarm arrangements, who is on site or reachable at night, and the building rules on deliveries, elevator use and waste.
In a multi-tenant building the landlord usually sets those, and getting them confirmed early is what stops the first night being wasted.
