What are common area renovations?
Renovation of the shared parts of a residential or commercial building. Lobbies, corridors, elevator lobbies, stairwells, amenity and fitness rooms, laundry rooms, mail areas and leasing offices. The work is not unusual. Doing it while people are living in the building is what makes it its own discipline.
What the work usually is
Flooring and base, wall finishes and paint, ceilings and lighting, doors and hardware, millwork, signage and wayfinding, and accessibility work where the current layout no longer meets requirements.
It often runs alongside a capital plan, so it gets budgeted as a project with a board or an owner approving a scope rather than as maintenance.
Phasing is the whole job
A corridor is the only way residents reach their homes, so it cannot simply be closed. Work runs in sections, with a protected path maintained, dust containment up, and the floor left walkable at the end of every day.
Stairwells and elevator lobbies affect egress, so the sequence has to keep a compliant exit route available at all times. That constrains how much can be open at once more than manpower does.
What owners and boards should ask for
A phasing plan with dates by section, a resident communication plan, defined work hours, and how deliveries and waste will move through the building.
