Yes, and it is a large part of what we do. Single rentals, apartment communities, condo associations and HOA-managed property. What changes with managed property is not the trade work, it is the coordination. Access, tenant notice, who authorises what, and documentation that the manager can put in a file.
How we set it up
One contact for the manager, an agreed authorisation limit so routine repairs do not each need a separate approval, and an agreed route for after-hours calls.
For a portfolio it is worth setting the standard once. Same paint, same fixtures, same turn checklist, so a unit in one building matches a unit in another and pricing is predictable.
Working around residents
Tenant notice periods and access arrangements are set by you and we work to them. Crews arrive in the window, keep the work area contained, and leave the unit or corridor usable at the end of each day.
For occupied repairs that means dust containment and a walkable path matter as much as the repair itself.
What you get back
Photographs before and after, the scope as completed, and an invoice that matches the work order rather than a summary you have to interpret.
On property damage in a managed building we also document for the claim, since the manager is usually the one assembling that file.
