What is a unit turn?
A unit turn is everything done between one resident moving out and the next moving in. Patch, paint, flooring, fixtures, hardware, cleaning and whatever the move-out inspection found. The work is ordinary. What makes it hard is that every day the unit sits empty is rent that does not get collected.
What a standard turn covers
Drywall patching and touch-up, a full or partial repaint, flooring repair or replacement, replacing damaged fixtures, blinds, hardware and appliances, and a final clean.
Beyond that sit the heavier turns. Full flooring replacement, a cabinet refresh, or a unit that needs more than cosmetic work because of damage or age.
Why consistency matters more than speed
A portfolio where every unit is turned to the same standard is a portfolio that can be scheduled, priced and photographed the same way every time. That is what makes a turn programme work rather than a series of individual jobs.
A written checklist, the same paint and the same materials across the community, and photographs documenting completion are what let a manager sign off without walking every unit.
Where turns go wrong
Scope found late. A unit that looked cosmetic and turns out to have a soft subfloor or water damage behind a vanity stops the whole schedule if it has to be re-quoted from the start.
