Cost Guide
How much does an apartment turnover cost per unit in Prince George's County?
Including Hyattsville
Published October 2026 by All Purpose Anytime Services LLC
Your tenant has given notice and you want a number per unit before the keys come back. Nobody publishes one for Prince George's County or Hyattsville. The closest figures are national. Zego reports that the cost of turnover reached $4,000 per unit in 2024 (Rent Manager, 2024), and in its 2022 breakdown, unit repairs were $775 of a $3,976 total (Multifamily Dive, 2022). The bigger lines in that breakdown were lost rent and concessions.
The national numbers, and who published them
We looked for a county figure and couldn't find one, so here is what's out there. All of it is national, and none of it is a contractor's price.
- Rent Manager, passing on figures from its payment provider Zego, reports that the cost of turnover reached $4,000 per unit in 2024. The same year, the average resident retention rate was 60%.
- Zego's 2023 report put apartment turnover costs at about $3,872, and that total counts advertising and marketing, repairs, concessions and lost rent (Multifamily Dive, 2023).
- A year earlier, Zego put the cost of replacing a resident at $3,976. That broke down as $1,598 of lost rent, $1,240 of concessions, $775 of unit repairs and $364 of marketing and advertising (Multifamily Dive, 2022).
- An older piece from the National Apartment Association, from 2016, quotes a property management blogger, Lori Hammond, who estimated that a single move-out can cost $1,000 to $5,000, depending on upgrades.
The part of that number a turnover crew touches
Those totals add four different costs together, and only one of them is work inside the unit. In the 2022 breakdown that line was $775, below both lost rent and concessions. Patching, paint, flooring and fixtures all sit inside it.
Lost rent is where the schedule earns its keep. Every day between the move-out and the next lease adds to it, so a turn that finishes on the move-in date can cost you less overall than a cheaper one that runs a week over. When you compare bids, put the finish dates side by side with the prices.
What changes the price in Prince George's County
Start with when the building went up. Maryland requires every rental built before 1978 to get a new lead inspection certificate each time the occupant changes (Maryland Department of the Environment). An MDE-accredited inspector does it and checks for lead-contaminated dust (MDE owner compliance summary, 2026). On a unit that old, paint prep and a dust-free final clean are how you get through that inspection, so they go into our price on day one.
Then find out who licenses the unit. The county's Code Compliance Division covers most of Prince George's County, but not the towns that run their own programs. Hyattsville, Mount Rainier, Riverdale Park, Edmonston, College Park, Greenbelt and Bowie are on that list (Prince George's County Code Compliance). The county counts a property with one or two units as single-family and three or more as multifamily (Prince George's County single-family rental licensing). Whoever inspects the unit decides what the turn has to fix, so we ask before we write anything.
The last tenant decides the rest. A short tenancy in a unit that was looked after might need touch-up paint, blinds and a couple of fixtures. A long one usually means a full repaint and new flooring in at least one room. Flooring is the line that swings, because nobody knows what's under the carpet until it's up, and a soaked pad over a damaged subfloor is two jobs.
Hyattsville shows how much the building itself matters. You can own a prewar house with plaster walls and old oak floors, a unit in a Route 1 garden complex and a recent Arts District condo, and the same move-out gives you a different scope in each. Plaster and original wood floors bring their own lines into the estimate. The newer units are mostly paint, LVP repair and hardware. More on that under rental turnovers in Hyattsville.
How we'd price your turn
We don't publish a per-unit turn price. A touch-up turn and a turn with new flooring and a subfloor repair are different jobs, so every unit gets priced from its own walk. Book the walk and you'll get a text with the date, the time and the address. The written estimate follows by text within 24 to 48 hours, with the price and a link to approve it.
If you run a portfolio, the Turnover Program sets a standard make-ready scope, a turnaround we agree in writing and a per-unit monthly rate when you join. Anything past that standard scope, heavy tenant damage included, gets priced and approved before we touch it.
Two of our prices are on record. Our Turnover Cost Audit costs a flat $299. We sort what your recent turns cost, unit by unit, and compare it with market figures, and the analysis is yours whether you hire us or not. The APAS Anytime Plan is $195 a month for up to 5 units and $30 a month per unit beyond that, and it includes punch-list coordination between tenants. Full make-readies are quoted separately. Where these numbers come from
On October 25, 2026 we searched for any published figure on what a turn costs per unit in Prince George's County or in Hyattsville, and didn't find one. Everything above comes from the pages below. None of it is our price.
- Rent Manager's article on improving the unit turnover process, which passes on Zego's 2024 national cost per unit and the retention rate.
- Multifamily Dive's 2023 story, Turnover costs hold steady at nearly $4,000 per resident, for Zego's national figure with lost rent counted in.
- Multifamily Dive's 2022 story, It costs nearly $4,000 to replace a resident when they leave, which is where the lost rent, concessions, repairs and marketing split comes from.
- The National Apartment Association's October 2016 article, Crunching the numbers on turnover costs. It's dated, and the range in it is one blogger's estimate.
- The Maryland Department of the Environment's lead rental registry and its 2026 property owner compliance summary, for the inspection at each change of occupancy.
- Prince George's County's Code Compliance and single-family rental licensing pages, for who licenses rentals and which towns license their own.
