What work do you not take on?
We decline work outside the trades we self-perform or coordinate, anything requiring a licence we would have to represent falsely, and jobs where the customer wants the symptom covered rather than the cause fixed. A contractor who says yes to everything is telling you something about the quality of the yes.
Outside our trades
We do not take on specialist scopes we would only be brokering. Elevator work, structural engineering design, asbestos and lead abatement, well and septic systems, and utility service work all belong with firms that do only that.
Where a job needs one of those alongside our scope, we say so and coordinate rather than quietly subbing it out and marking it up.
Anything that hides the cause
We will not close a ceiling over an active leak, put flooring over a subfloor that is still wet, paint over mould, or patch a ceiling that is sagging.
People ask, usually because a property is being sold or a tenant is moving in on a date. The answer is still no, because the repair fails and our name is on it.
Where the size does not fit
There is no strict minimum. We run handyman work precisely so a short list of small items does not have to become a project, and a single patch is a normal job for us.
At the other end, we will say when a project is larger than what we should be running, rather than taking it and learning on your building.
What we would rather do
Tell you the honest sequence even when it is longer than you hoped. If the roof has to come first and the ceiling has to wait two weeks for the cavity to dry, that is the estimate you get.
