Do you work as a subcontractor for general contractors?
Yes. We take trade packages from general contractors and construction managers, mainly drywall, framing, ceilings, paint and flooring, and we also pick up the reconstruction behind other trades on property-damage work. We do not represent ourselves as performing another contractor's licensed trade.
What we bid as a sub
Metal and wood framing, drywall hang and finish, acoustical ceilings, painting, flooring, doors and hardware, trim and finish carpentry, and demolition.
To bid we need the drawings and specifications, the finish schedule, the project schedule with our window in it, and the insurance and bonding requirements. The faster those arrive the tighter the number.
Working behind another trade
Plumbers and roofers call us for the part of the job outside their trade, the wall or ceiling that has to be closed and finished after their repair. That arrangement can run as a referral, a subcontract or direct to the property owner.
Whichever it is gets confirmed before work begins, along with who owns the communication with the customer and who authorises changes. Ambiguity there is what turns a favour into a dispute.
What we hold
Bonded and insured with general liability and workers compensation, with certificates issued naming the required parties. Licence and registration details come with any written estimate.
