Commercial Contractor in Reston, VA

Moving into Reston Town Center or redoing an office near the Metro? We handle the build-out, the office renovation and exterior work that has to clear the HOA, with one project manager and one schedule.

Reston Offices Moved to the Metro

Reston was planned in the 1960s, and its office parks spread out along the Dulles Toll Road. Since the Silver Line opened, the newest towers and apartments have clustered around the Wiehle-Reston East and Reston Town Center stations.

Tenants follow the trains. Every move leaves one suite to be rebuilt and another to be fitted out.

The local concept

The Silver Line Shift

The Silver Line shift is tenants leaving older office parks along Sunset Hills Road and Sunrise Valley Drive for space near the Metro stations. The older suites get carved up for smaller tenants. The new ones get their first fit-out.

Reston is unincorporated Fairfax County, so both kinds of work run through Fairfax County Land Development Services. There is no town hall in between.

Why Reston Tenants and Landlords Call

Second-generation office suites

An older suite off Sunrise Valley Drive or Sunset Hills Road gets its walls rearranged for the next tenant: demolition, new metal stud partitions, patched ceiling grid, paint and carpet tile.

First fit-outs near the stations

New buildings around Reston Station and Reston Town Center hand over shell space. The tenant's layout, ceilings, finishes and restrooms go in as one project.

Shops and restaurants at the Town Center

Storefronts on Market Street and the blocks around Reston Town Center change concepts. The new one needs its layout, finishes and back of house rebuilt between leases.

Lake Anne Plaza

Lake Anne Plaza is Reston's original 1960s village center, with shops and offices on the water. Work in space that old starts by opening walls and checking what is behind them.

Village center tenants

Hunters Woods and South Lakes village centers hold neighborhood shops, offices and services. Those tenants move on their own schedule, and the work has to land between one lease and the next.

Neighbors who keep working

The firms down the hall stay open while your suite is rebuilt, so noisy demolition and sanding go on the evening or weekend calendar and into the quote.

Reston Questions

Does Reston have its own permit office?
No. Reston is unincorporated Fairfax County, so commercial alteration permits come from Fairfax County Land Development Services.
Do you work near Wiehle-Reston East and Reston Town Center?
Yes. Both station areas, Lake Anne, Hunters Woods and South Lakes sit inside our 30-mile area.
Can you build out shell space in a new building?
Yes. Framing, drywall, ceilings, finishes and flooring, with the building's mechanical, electrical and plumbing trades worked into our schedule.
Does the landlord's work letter change the price?
It sets the line. We price to the building standard and the improvement allowance in your lease, so it is clear what the landlord covers and what you cover.
Can storefront work at Reston Town Center run outside retail hours?
Yes. Work on Market Street can run before opening, after closing or on days the space is dark, and the schedule is quoted with the job.

What to know before a Reston build-out

Reston's commercial space comes in three generations: the 1960s and 1970s buildings at Lake Anne and the first office parks, the 1980s and 1990s campuses along the Toll Road, and the towers that went up around the Metro stations after 2014. Each has its own ceiling heights, sprinkler layouts and core restrooms, and a build-out has to work around them.

Most suites here are leased with a tenant improvement allowance. The landlord's building standard sets the doors, ceiling tile, light fixtures and paint, and anything above it is the tenant's cost. We price the two separately so you see the difference before you sign.

Building permits and inspections for commercial alterations in Reston come from Fairfax County. Moving walls usually means moving sprinkler heads and alarm devices too, and that fire protection work is reviewed as part of the same process.
