How do I know if there is mould behind the wall?

The strongest signal is a persistent musty smell in a place that has been wet, with no visible source. Add staining that keeps coming back, warped trim or baseboard, and a known water event that was never properly dried, and you have enough to open a small inspection hole rather than guess.

What actually indicates it

Smell first. Mould gives off a distinct earthy, musty odour that gets stronger in a closed room or when the HVAC runs. People often notice it after being away for a few days.

Then history. Mould behind a wall means water was behind that wall. A leak that was fixed but never dried, a slow drip inside a cavity, or a basement that took water are all reasons to look.

Then physical signs. Staining that returns after being painted, baseboard or trim that has cupped or separated, paint that bubbles in one area, and drywall that feels soft at the bottom of a wall.

What testing is and is not worth

Air sampling can tell you whether spore counts inside are elevated compared with outside. It cannot tell you which wall.

A moisture meter and a borescope through a small hole tell you far more for far less. If a wall is suspect, a coin sized inspection hole in an inconspicuous spot answers the question in minutes.

Where a claim or a health concern is involved, independent testing by someone who is not also selling the remediation is the cleaner arrangement.

What has to happen before the wall closes

The water source has to be fixed, the affected material removed back to sound substrate under containment, and the cavity dried and verified.

Painting or sealing over mould does not resolve it. Neither does spraying and closing the wall, because the moisture that fed it is still there.
