Get a Commercial Property Repair Priority Report

For owners, property managers, and facility teams that need a clear, photo-backed plan for immediate repairs, near-term work, and phased property improvements.

Turn scattered repair problems into a prioritized, photo-backed action plan your team can review, approve, and phase.

$750-$1500 · Credited 100% toward the first awarded repair phase of $15,000+ within 45 days · Delivered in 3 to 5 business days after the walkthrough.

When this is the right document

Deferred maintenance, a tenant turnover, or a repair list nobody has put in priority order or a budget.

Commercial owners, property managers and facility teams responsible for a suite, a building or a portfolio.

How this differs from a free estimate

Our estimates are free and always will be. An estimate prices work when the scope is already clear. This document is for when it is not: several problems, several trades, and no agreed order to do them in. You are paying for the walkthrough, the photo documentation and a written plan you keep.

The full report fee is credited toward the first APAS-awarded repair phase of $15,000 or more, awarded within 45 days of delivery.

What you get

The deliverable is the Commercial Property Repair Priority Report. Delivered in 3 to 5 business days after the walkthrough.

  • Commercial walkthrough of accessible areas
  • 30 to 75 labeled photos depending on property size
  • Written findings organized by immediate, near-term and planned or cosmetic
  • Repair categories covering roof issues, water damage, flooring, interiors, electrical observations, HVAC observations and remodeling needs visible during the walkthrough
  • Recommended project phases and sequencing
  • Preliminary repair-budget ranges by phase
  • An APAS proposal path for the selected repair phase
  • An executive summary written to share internally with ownership or facilities leadership

What this document is not

  • ·This is not a formal ASTM property-condition assessment, an engineering report, a code-compliance report, or a system certification.
  • ·It is a visual repair-prioritization and project-planning document covering accessible conditions.

Scope limitation: This document is a visual repair-planning report based on accessible conditions observed during the site visit and information provided by the customer. Additional work may be required if concealed conditions are discovered after work begins.

Questions about the Commercial Property Repair Priority Report

Is this a property condition assessment?
No. A formal PCA is performed under professional standards and goes into building systems in far more depth. This is a visual repair-prioritization and project-planning document for accessible conditions, written so a facilities team can act on it and phase the work.
What does a portfolio or larger property cost?
Multifamily common areas, multi-site portfolios, warehouses, medical facilities and anything above 15,000 square feet are quoted individually. Send the property list and we will price it.
Do I get the fee back?
Yes, in full, against the first APAS-awarded repair phase of $15,000 or more, awarded within 45 days of delivery.
Can you work around our tenants and operating hours?
Yes. We schedule walkthroughs around occupied space and business hours, including evenings and weekends when that is what works.
